A successful listing is one that has sold.  Looking back over the past 12 months, I have sold 77% of my listings.  These properties sold more quickly than the absorption rates for each price point would have indicated by average Days on Market (DOM) of 111 days. Also the average Sale to List Price Ratio (S/L Price) of 91% (using the Original List Price for a meaningful percentage) shows sensitive pricing in a depreciating market.
